Bad Tenants Should Get A 3 Day Eviction Notice

At times, I have had a strained relationship with my tenants, but for the most part it has been pretty good. Most of them are very careful to clean up their messes and to take good care of the house. The majority always pay their rent on time, call me right away if they are having any problems with the house, and leave on good terms. Once in a while, there is a really troublesome one that gets in there. The last tenant that I had was one of those trouble makers. He would not leave, no matter what I tried. In the end, I was forced to give him a 3 day eviction.

I hate to give evictions normally - even 30 day evictions - but in the end he gave me no choice. We were having trouble almost from the moment that he moved in. He was a thorn in my side long before the 3 day eviction. When I first met him he seemed nice, but he was a terrible manipulator. Every month, he would have a story about why he could not get his rent in on time. Maybe his cousin was sick, or his boss was behind in the payroll. It was always something. I try to be understanding, but enough is enough. It soon got to the point where I would have to threaten him with a three day eviction every month just to get him to pay me. I was sick of it.

It took a lot for him to push me to the point where I would even consider a 3 day eviction. To be honest, I had never even heard of 3 day evictions until his actions forced me to contact my attorney. You see, neighbors were complaining about a bad smell coming from the house. When I asked him about it, he was evasive at first, but finally admitted that his cat had died and he had not gotten around to burying it. It had been sitting in his living room for weeks. When I went in, the house was so filthy that I could not breathe. Needless to say, I was back with the 3 day eviction the very next morning. I did not expect him to abide by the 3 day eviction. I thought that there would be a long court battle. But, to his credit, he surprised me and left without a fuss. The 3 day eviction worked!
